Description

A 3- storey detached, double-fronted Edwardian house of brick and smooth stucco with Kent-pegged tile roof in a central location close to Whitstable town centre.

The house lies just under a mile from Whitstable mainline train station, into both St. Pancras Intl and Victoria (1 hr 20 min), hourly. A landmark and one of the handsomest houses in Whitstable, it is 7.8 miles into Canterbury by car or bus. The Crab and Winkle Way is also nearby.

The rear garden (excluding the footprint of the house) measures approx. 27 m x 19 m. (or 87’ X 61’) and the front garden measures (excluding the front porch), approx. 8 m X 20 m (25’ X 64’) (including pebble drive).

The ground floor consists of a main hallway and 5 large rooms, of which 3 are open-plan to give convenient and welcoming social and family space. The front-facing living room (with wood-burner set in the original hearth) opens to a kitchen 4 m X 3.96 m. (12.8’ X 12.7’) featuring a custom-made Woodstock ™ oak and painted kitchen with generous pantry storage, granite work tops and granite topped island. Pocket sliding doors open from the kitchen onto a large top lit orangery with lantern (custom built with zinc roof) used as a dining and sitting room, with additional custom-built Woodstock® storage, granite work tops, laundry facilities and butler’s sink. The orangery has a heated encaustic tile floor and double glazing suitable for all seasons.

The owner installed 4 bathrooms of which 3 are ensuite, with custom-made granite topped vanities, storage and wardrobes, dressing space as suitable. All built-in storage throughout the house including shelves and bathrooms is custom-built by a specialist furniture maker.

The principal ground floor and 1st floor front rooms feature 2 storey square bays, high ceilings allowing east and west light. The flooring is original (to 1904) parquet oak floors and modern engineered oak on the ground floor; the balance is pine plank flooring either stained or painted throughout.

On the ground floor in addition to the 3 large open plan rooms, there is a large sitting room (with original fireplace, carved overmantel and custom- built book cases (currently used as a library), storage and working office and a further sitting room (with double doors opening onto the garden). On the ground floor there is a walk-in shower room.

Viewed from the orangery and rear sitting room, the rear garden (27 m X 19 m) (87’X61’), designed and planted symmetrically reflecting the house, includes raj stone and brick patios with a view of the summer house (4 m. H X 3 m. D) [12.8’ H X12.7’ diameter) with a turret 6-faceted Kent-tiled roof and heated floor allowing use throughout the year as an office or dining, built by the current owner. There is also a Gabriel Ash ® “Rosehall” red-cedar and glass greenhouse (with heat bar and electricity) (2 m. H X 1.9 m W X D 2.3 m. or 6.4’HX6’WX 7.4’ L). There is side garden shed with log store.

The ground, 1st and 2nd floor hallways with windows allow light to flow to and from the hallways to adjoining rooms, complementing the size of the rooms. The main staircase is period oak. The house is heated with a gas boiler and has 6 Castrad® radiators and 2 further Apollo cast iron radiators. The timber double sash and casement windows are double glazed throughout save in 1 shower room.

The 1st floor consists of 4 large rooms of which 1 is an ensuite bath and dressing room accessed through sliding pocket- doors from a main bedroom. There are 2 further rooms both suitable for bedrooms and a further shower room, accessible from the hallway and the rear -facing bedroom.

The 3rd storey (2nd floor) has been opened to top lit hallway and 4th very large bedroom with a double sash dormer overlooking the garden. The space is opened to the original beams re-engineered in the space; it has its own shower, separate bath with dressing facilities. There are substantial custom-built storage and book cases. There is additional storage in further roof space.

Saddleton Road is exclusively residential and easily walkable to the essential shops and restaurants serving seafood for which Whitstable is well-known. Travel by car: the A299 is also easily accessible offering access to the A2/ M2 linking to the channel ports and motorway network. The front drive accommodates parking.
