Description

Winkworth are proud to present an Edwardian five bedroomed semi-detached house with an exceptional sized garden, in the heart of Barnes Village, close to Barnes Pond and the River Thames.

Why live to the country when you can move to Barnes?

We are offering in London’s most liveable village a large family home with a huge mature garden and a unique Edwardian stable building close to the Thames.

This period house, known as Nassau House, occupies a prime position at the apex of the road on the southwest side, with an open view along Lowther Road.

It is equidistant from Barnes Pond and the river Thames and the Leg of Mutton reservoir nature reserve and from the shops of Barnes High Street and Church Road.

This large family home, which is on the market for the first time since 1993, retains many of its original Edwardian features, has unusually large reception space, five bedrooms and three bathrooms.

It also boasts extremely large gardens running to approximately 200 feet with the rear divided into equal halves, one formal, one informal, on either side of an original 1905 stock-brick stable building, which was built at the same time as the house.

The property benefits from off-street parking.

The original builder of the southwest quarter of Nassau Road kept this house for himself and added an extra room in length to the ground and first floors and added approximately 10 feet in width to the garden, making it comparable in width to the houses to the northwest of the road.

He also built a large stable building halfway down the enormous garden in which to keep the two horses that pulled his cart. Their manger remains in the stable to this day.

When the current owners acquired the property in 1993 it had already been substantially modernised, and a loft extension added by Attic Conversions Ltd, with double-glazing throughout the house; but the asphalt road running from the street to the side of the garden down to the stable remained.

They removed most of the road and the lean-to buildings to the side of the house and used the space to add a substantial kitchen-dining extension to the side. But they retained a significant space inside the wooden double wooded gates at the front and kept a one-metre-wide brick path down the side of the new extension for external access to the garden, giving garden access from both the kitchen-dining room and the drawing room.

The room they inherited as a kitchen has been kept as a very large utility room, but could easily be made into a fourth reception room or combined with the ‘family room’.

GROUND FLOOR

A spacious drawing room is ideal for entertaining with French windows to the terrace and architect-landscaped formal garden.

The front family room is fully lined with custom bookshelves.

The Kitchen dining room is another large space with a bay window from the kitchen looking into the garden with bi-fold glass doors into drawing room.

A guest cloakroom is part of a carefully designed downstairs space to maximise flow.

FIRST FLOOR

Primary bedroom is the full width of house and with custom made wardrobes and has a splendid open view along Lowther Road.

A further double bedroom is currently used as a dressing room extension to primary bedroom with an original handbasin.

A double rear bedroom which is the full width of the house, has magnificent views overlooking the garden and has original handbasin and unit over.

The main family bathroom with double basin unit has been recently updated with Fired Earth ceramic wood-patterned tiling on the floor. Large double airing cupboard, plumbed and wired for washing machine and tumble drier.

Shower room with basin and power shower and an airing cupboard.

A separate toilet at the top of stairs with an original WC.

SECOND FLOOR

Second floor bedroom is a very large space in the loft extension with rear windows looking over the huge garden vista behind Nassau Road, and with a step-in storage space. (Some Nassau Road houses have converted it to be part of the bedroom).

The fifth bedroom is smaller but is a double bedroom and currently used as an office with walk-in boarded storage under the eaves of the rear extension.

Bathroom serving second floor recently completely renovated with power shower in fixed glass.

HALL & LANDINGS

These are spacious with Edwardian details and plenty of wall space on all three levels for artwork.

STABLE BUILDING

Large brick-built building built at same time as the house with full height wooden doors, rear and side doors and extensive boarded loft storage. Currently used for multi-purposes: games room, wine storage, garden shed & garden furniture storage. But could easily be used as an office or summer house. The stable has water and electricity.

GARDEN

Divided into an upper more formal landscaped garden with an automatic watering system, a shaded paved area next to the stable for BBQs and the informal bottom garden where vegetables are also grown. There is also a garden shed with compost bins screened off by huge laurel.

Viewings are highly recommended and are by appointment only.
