Woolton Hill Sale Case Study

We have recently agreed a sale on this lovely family home in Woolton Hill. 

The owners, who were on a job move to the US, had listed the property for sale in June 2017 with another well known Newbury Estate Agent. They hoped to facilitate a swift move as their move to the US was imminent. This was not to be the case. The property remained on the market with the previous agent for almost six months without a sale.

In early November Winkworth were approached and asked to pitch our marketing solution in order to facilitate a sale, as the house was now empty and the owners were already starting their new life abroad.

We identified several areas in wich we could help improve on the current agents marketing campaign. The first was with professional photography. The previous agent had used pictures taken themselves, these were heavily over exposed and didnt present the house in the best light. We combined this with marketing to our network of almost 100 offices and to our database of buyers here in Newbury.

We put the property in front of 65 buyers who were already registered with us and undertook eight viewings in the first two weeks, this attracted two offers and a sale was agreed with fourteen days, to a buyer registered with us at 98.5% of the guide price, the same guide price the previous agent had been quoting. 

With Rob Marson progressing the sale weekly, the sale exchanged contracts in just six weeks and in a little over two months from us being instructed the sale had completed and our clients could start to buy their dream home in the US.
