It is the time of year for both reflection and prediction.
The nature of our buyers in the Central London market has been shifting slightly in recent years. The rise in stamp duty and landlord taxes has swung the pendulum from the investors towards the end users. Value for money has always been a factor but now it is equally important that the flat feels good and comes across to viewers as a place they would want to come home to. It is noticeable that the flats we have been selling well have been both accurately priced and also come with a bit of homely warmth.
This is something we occasionally lose sight of. What turns a flat from just a place to stay into a home? I believe that it is the people who stay there and visit, the memories, the occasions, the surrounding streets and the locals. All of this potential is sometimes difficult to see on a viewing and requires a small leap of faith and optimism from buyers.
As we head into the last few days before our Christmas break we are still selling. Some buyers have a bit of time on their hands now and are seeing what is around. We have also had New Year sellers gathering information prior to listing in January or February.
If you scrape away all the tinsel, the present giving and the partying, Christmas is about the birth of a child and the sense of hope for the future that such an event brings.
