Tenants Guide: How to Best Appeal to Landlords

Winkworth's nine ways to help tenants make a move and get the rental property they want...

It doesn’t matter what tenants are renting these days, whether it’s a family home, shared house or an apartment – competition is hot for many properties on the market.
This is despite more homes being available to rent following the 3% extra Stamp Duty levied on landlords, many of whom rushed to buy more properties before the deadline in April last year.
Competition in London is most intense among young professionals looking for shared houses and flats in the best areas. And recent research shows that five potential tenants on average view a property before it’s rented out. When landlords have several groups of tenants to choose from, being the most prepared can help clinch a property. Here’s some ideas to help you get to the front of the queue.
1. Bring along referencing details - If you’ve toured the property with the agent and really want it, then tell them you’re ready to roll and can give them your referencing details on the spot including contact details for your employer, bank and previous landlord straight away. It makes you look organised and keen.
2. Be prepared to move in fast - It may feel risky but try to coordinate giving notice to your old landlord with moving in to your new home so that you can ‘move quickly’. Landlords often choose the tenants partly based on who can move in the soonest.
3. Let them know what job you do -If you’ve got a good job then let the agent know during the viewing – landlords like tenants who’ve got a solid employment track record or who are professionals.
4. View as a group - If you’re viewing as a couple or are a group of sharers it’s important to do it together and not send one person to do it. You will lose vital days if the rest of the tenants must come back for a second viewing.
5. Tell them how much you like it - Landlords like to be told that tenants ‘love’ a property, so if it is your first-choice home then let them know how much you like it and how keen you are.
6. Say you’ll look after the property - Landlords usually like prospective tenants more if they clearly understand their responsibilities as tenants including looking after the property and paying the rent on time.
7. Wear smart clothes - Ensure you wear smart clothes and, even better, turn up in your work suit if you’re employed in an office – landlords reason that a tenant who looks after themselves will look after their property.
8. Ask about a holding deposit - A good agent will accept a holding deposit to secure a property and will either return it if in the end you don’t get picked to rent the property, or deduct if from the first month’s rent if you do. Landlords like holding deposits because it makes tenants look serious about renting it.
9. Phone the agent straight back - If you like the property and have just viewed it then contact the agent straight afterwards and say you would like to move in; leave it a couple of days or even hours and someone else will have clinched it.
