Here are just ten common repairs that many people overlook. Some are quick fixes, while others may take a little longer to repair.

  1. Leaky roofs. If a property has a leaky roof, surveyors will spot that in seconds. So if you have had problems with leaks in the past, make sure you have addressed the underlying issues before talking to your agent. 
  2. Guttering. Inadequate guttering is also a common problem, particularly in older properties and particularly in winter. Sometimes, the guttering may simply need cleaning. 
  3. Rotting window-frames. A lot of older properties have wooden sash-windows which look fabulous, but only if they have been looked after properly. Check the condition of your window-frames and see if they simply need repainting or replacing.
  4. Peeling wallpaper. It is not necessary to re-paper/repaint every room before putting your house on the market. But you should pay attention to rooms where the state of the wallpaper leaves a lot to be desired.
  5. Even a small number of cracked tiles in a kitchen or bathroom can make a bad impression, so it is good idea to replace the rogue tiles with new ones, if possible.
  6. Skirting-boards. Cracks at the bottom of skirting-boards can be serious turn-off. People might start worrying that mice are going to pop out of the woodwork and have midnight feasts. They are easy to fix with the right filler.
  7. Dirty windows. When did a window-cleaner last pay a visit to your property? If the answer is ‘2010’, you should be searching Google for a local window cleaner. You will be surprised what a difference it will make.
  8. Dirty kitchen surfaces. It is not necessary to install a brand new kitchen before putting your house on the market. But you should make your kitchen look as immaculate as possible before showing it. Sometimes, a lick of paint on old kitchen cupboards plus new handles may be enough.
  9. Carpets. Some carpets are in such poor condition that it is far better to replace them altogether than risk them creating a bad impression.
  10. If your garden has been neglected and looks like the Borneo rain forest, it may be a good idea to borrow your neighbour’s lawnmower/hedge-strimmer or call in the professionals.

Most of these things you could and should be doing to make your home more presentable. They do not require huge amounts of time or money, but may make a huge difference to your chances of finding the right buyer.
