Property Update: June

The pain of the inevitable England penalty shoot-out only happens once every four years but the whole competition is dominating life in the office at the moment. All eyes will be on what is happening in Brazil and in my experience, bearing in mind I remember (just) Bobby Moore, Geoff Hurst and Martin Peters et al pulling it off in 1966, watching England play ever since has never been an easy experience. On the plus side, the beautiful game has a wonderful way of bringing people together in London. In a West End bar you can end up standing between an Italian and a Bulgarian in an Australian pub watching America or Russia play France or Germany reflecting the incredible cultural mix that makes up this part of London. Our client-base is similarly mixed and although their eyes may not be totally on the property ball for the next month it is still worth reflecting on where the market is going as we head into the summer. Asking prices in the West End remain bullish, particularly for new or newish build. Demand is not as strong as you may think and we are seeing reluctance among buyers to rush in at these levels. We are starting to take on stock that has been marketed higher elsewhere or where owners disbelieve the hype (other agents, you know who you are). This is not our first World Cup here on New Oxford Street, it is our sixth. We are certainly not newcomers to the squad and have the seasoned experience that puts us on our best game. If you wish to discuss the current line-up of the market, please get in touch. At the end of the day, it is a game of two halves and experience counts.
