First Quarter 2018 Review

Spring is well and truly upon us and it's time to take a look back at the first quarter of 2018 and what it held for the property market locally.

There has been a very positive start to the year for Winkworth's Newbury office, whilst new buyer numbers are slightly down on the same period last year nearly everything else is up. We have undertaken the same number of valuations as the first quarter of 2017, however new instructions of houses coming to the market are up 35%. 

Some of the notable new properties to the market in early 2018 are:

Willowmead Close in Wash Common
A smartly presented detached family home in a plot of approximately a fifth of an acre. The house has been a well-loved family home for the present owners for almost twenty years and extended during their ownership and is offered for sale at a guide price of £625,000.

Kennet Place in Chilton Foliat
An elegant and stylish period house on the eastern edge of this sought after village. Believed to date from the 1890's and having been built as an estate workers house for the nearby Chilton Estate, the present owners have renovated and improved the house to create a comfortable family home with considerable charm. Guided at £675,000.

Viewings are up 27% on 2017's figures and sales agreed are up 12%. We are currently selling 80% of the properties we are instructed to sell and in March those sold were at an average of 99.5% of guide price, with 40% of sales at guide price or above. This proves that excellent professional photography, a well thought out and considered marketing campaign and accurate pricing is key to a successful outcome when selling your home.

Some of our notable sales in the first quarter were:

Gloucester Road in West Fields.
This hugely popular road just to the west of the town centre is a real winner with buyers. We undertook twelve viewings in the first week of marketing and agreed a sale to a proceedable buyer at well in excess of the guide price. Just over a month later the sale had exchanged and the new buyers moved in a short time later.

Woodleigh House Beedon
Woodleigh House was a substantial detached family home in a fabulous rural position between Beedon and Stanmore, the house had been in the same ownership for a number of years. This was sold at guide price to a cash buyer and exchanged contracts within a month.

Shaw Road in Newbury
This pretty double fronted Georgian town house attracted twenty one viewings and 6 offers during its three week marketing campaign. It sold under competitive bidding at 103% of its guide price.

To summarise...
It has been a very positive start to the year, prices are steady, meaning that both buyers and sellers know where they are. Whilst new houses coming to the market are up on last year, there is still a shortage of good quality homes coming to the market, this is underpinning both prices and levels of demand, with good quality buyers waiting to pounce as soon as a new house comes to the market. If you are thinking of selling this year, get your price right, your photos right and create a sensible and well thought out marketing campaign and you wont go far wrong.
