Sole agent.

Occupying a spacious 1075 Sq.ft and renovated by the current owners to a high standard throughout. Benefitting from a new slick loft conversion providing a bright and spacious master en suite which was completed in March 2016. The current owners have also carried professional significant soundproofing under the floorboards of the flat to protect the noise transfer both ways between the ground floor and first floor flat.

Other features include a new fitted kitchen and new boiler system. Tastefully decorated with stylish interiors and boasting -: a grand reception room with south facing sash bay window, extensive landing/hall, three good size bedrooms and two bathrooms. Early viewing highly recommend

Seymour Road is situated at the very heart of the Harringay Ladder, convenient for all the local independent shops, cafes, bars and restaurants along Green Lanes including Blend, The Salisbury and Harringay Local Store for organic groceries. The property is perfectly placed for a choice of transport links to get into and around London with ease including Manor House or Turnpike Lane Underground Stations (Piccadilly Line Zone 2/3), Harringay or Hornsey Rail Stations (Kings Cross/Moorgate) as well as the London Overground Station at Harringay Green Lanes for access to East London and Hampstead.

Sellers Note -

I moved to 89b Seymour Road in 2007 - having lived many years before in a loft flat, I liked the idea of being 'up'. The first thing I did was have professional soundproofing installed under the floorboards. It was a good thing - there is now hardly any noise transfer of daily life between the upper and lower flats.

After my partner (now wife) moved into the flat we together set about making the changes we’d dreamed of. In 2016 we converted the attic into a loft bedroom and turned what was the back bedroom into a kitchen. We love the new layout, and the upstairs room feels like our sanctuary. We will miss it hugely.

The Ladder is a wonderful community, and we love being in such close proximity to everything from busy Green Lanes with its shops, restaurants and pubs to green and leafy Finsbury Park (Park Run on a Saturday morning is a regular fixture for us!). Since our daughter arrived in 2017 we’ve really enjoyed the benefits of the friendly neighbourhood, with hidden treasures such as Railway Fields nature reserve to explore, fantastic cafes Snug and Beans and Barley and the Haringey Local shop. The pedestrian cut-through, the Harringay Passage, is also really useful.

With our daughter growing fast, we are planning to move to be nearer to family. We will be sad to leave the place that has been a happy home for a single person, couple and now family, and we hope whoever lives here after us enjoys it as much as we have.
