The house required complete modernisation and was being brought to the market for the first time since 1953.
In consultation with our client, we carefully planned our marketing campaign including timing the launch, professional photography, a number of "open house" block viewings, a three week marketing campaign and finally setting a date for best and final bids to be received.
St Bart's is an extremely popular area and with the house requiring renovation it was sure to attract considerable interest. It was essential that the marketing campaign was handled in a well thought out and professional manner, not only to achieve the best price but also to be fair to all the interested parties competing to buy the house.
The house was marketed for four weeks in total and during this period attracted 65 viewings. These were handled by way of a number of open house block viewings.
A best and final bids date was set and resulted in 13 offers being received.
A sale was agreed to the successful buyer at 106% of the original guide price and exchange of contracts was achieved in less than 8 weeks from agreeing the sale.
