Communication and working with an agent from the outset is one of the most important ways to prepare and organise your thoughts pre-sale. Over a preliminary chat an agent can make you feel far more in control of your sale by arming you with some of the facts. It’s important to manage expectations on both sides and in order for this to be achieved, you need to have an understanding of what is happening in the property market in your area. If there’s a shortage of family homes and you’re selling one, would you be willing to rent until you have found your next purchase? If your agent has a full understanding of your circumstances, they will be more effective in managing the sales process for you.

Once you have decided to sell it’s imperative that you present the property in the best possible light. The small jobs that you have been meaning to do should now be done. Perhaps ask a friend what they would notice, as we often stop seeing things when we live somewhere as they become so familiar to us. It’s sometimes best if a home is in need of modernisation not to invest in any major works as people will want to make a home their own, but attention to smaller details are key. If the paint’s patchy or stained, a fresh coat makes all the difference. Similarly if a carpet is worn, a new stylish rug can alter the feel of a room that was looking tired.
When dressing the property for marketing photos make as much effort as you can. Remove clutter, make sure you’ve done a deep clean, square up pictures on the wall, make all the beds and try and ensure all surfaces are as clear as possible.
Viewings can be difficult if you’re at home a lot. Ensuring your agent is fully briefed on your schedule and knows when they are able to take applicants round makes this element of the process easier. Make sure the property is as welcoming as possible, small details might help an applicant see your property as their home – a fresh bunch of flowers in the kitchen, freshly made beds and a designer candle on the coffee table can all add percieved value.
Once an offer has been made there is still a lot going on behind the scenes, and often further negotiations are often required at this stage, sometimes as a result of surveys or unforeseen circumstances. Your agent will always be on hand to answer questions you have and they will negotiate on your behalf, discussing everything with you and working as the go between for all parties. The timeframe of the sale is also managed by the agent, who will be chasing your buyer's solicitor for information and managing the whole process on your behalf. After an offer has been accepted and subject to any further negotiations, an exchange date will be set and once contracts are mutually exchanged, a purchase becomes legally binding.
