How can I make my property sell?
Whether you are a landlord or seller, your aim is the same: to make a sale.

There are a number of ways to make your property appealing to potential tenants and buyers, and a lot of these tips will translate well for when your property is photographed too.
To start, boost your curb appeal. First impressions count, so make sure to weed, mow the lawn and hide the recycle bins. A fresh lick of paint on the front door and window frames will give your property an instant boost, but given the lack of time most of us have nowadays, a quick clean will usually suffice.
We’ve all been told that the waft of freshly baked bread will help to entice buyers. But yet again, not many of us have the time to bake for ourselves, never mind when we’re busy getting our houses ready for viewings. With that in mind, why not make a pot of fresh coffee and enjoy the added bonus of a nice cup? Or failing that, dig out a gently scented candle and let it work its magic.
Plants will also make your property appealing. While a traditional bouquet of flowers will give off a lovely scent, low maintenance succulents and potted plants will last longer and look great. Moreover, as they are currently in vogue, they will give your house a fresh and modern appeal.
If you have pets, tidy away their toys and beds and, if possible, take them out on a long walk when the viewing is taking place.
Most importantly, make sure to declutter. Put your shoes and coats away, throw out the old stack of magazines and newspapers and tidy up your bookshelves. Make sure your clothes are in the wardrobe, and if you have kids, try and tidy as many of their toys away as possible.
Remember that while you think your home is cosy and charming, a potential buyer may not be able to see past your porcelain cat collection. To make a sale, it is vital that the prospective buyer can imagine living in your home.
