Autumn

Late September brings us closer to the Grand Finale of our Lettings season. Our unique part of the Central London starts to fill up with graduates, post graduates and academics all eagerly looking for a flat to rent for the coming year. Many of them are coming out of Halls and into rented accommodation and looking forward to rent with friends they have made the previous year.

Our unique part of the Central London starts to fill up with graduates, post graduates and academics all eagerly looking for a flat to  rent for the coming year. Many of them are coming out of Halls and into rented accommodation and looking forward to rent with friends they have made the previous year. 

 

Here at Winkworth the three main parts of our business integrate extremely well.  We Let, Manage and Sell all manner of properties. If we get it right our tenants may go on to buy or our Landlords may buy more or sell through us when the time arrives. Many of the flats we sell are to people who go on to rent them out or are sold by people who bought through us years ago. And so it goes on.

 

It is important that we understand the way the various sides of our business work together. Our Sales team and Lettings team sit on the same desk and the concentration of experience, knowledge and common sense is impressive to see at this time of year. My ethos is that if we consistently do a good job across the board and across the years then the results will come.

 

We are now talking to potential vendors with a view to conducting valuations and taking instructions that will come onto our books over the next few weeks. It is a little early to call how the Autumn market will pan out but our potential stock levels should be healthy.

 

I am still reserving judgement on the direction and volume of the market but my inclination is that we will continue to maintain current levels. Correct pricing is the absolute  key and if a flat is correctly priced it will create interest viewings and offers.
