This house offers the opportunity to live the dream countryside lifestyle as the rural setting and multiple outbuildings are perfect for equestrian, keeping livestock and making the most of the Mid-Devon countryside.

Malson Farm may be set in a rural setting, but it loses no convenience due to the location. Approximately a mile from Rackenford a charming village which has a community shop/post office, pub and a well-established primary school. There is also easy access to Tiverton which is located around 8 miles away. Tiverton has many amenities including state and public schools, supermarkets, and general shopping. Tiverton parkway railway station allows access to Bristol parkway in just over 60 minutes and London Paddington in 120 minutes.

Malson Farm is a former farmhouse dating back to Victorian times with an additional annex attached to the main house. The annex can easily be reincorporated into the main residence if desired. Malson Farm would benfit from modernisation and there is the potential to put your own stamp on the property and create a very special home.

The main house:

Malson Farm offers ample space over two floors with stunning period features. The drawing room has a feature inglenook fireplace with large wood mantel. The sitting room also has a feature fireplace with solid fuel burning stove and wood mantel. The kitchen has fitted wall and base units with roll topped work surfaces. Additional accommodation on the ground floor includes a large study room, downstairs W/C, utility room and entrance hall. The upstairs features three double bedrooms and a large family bathroom, offering plenty of space for a family. All rooms on the first-floor benefit from spectacular views over the surrounding countryside.

Annex:

The annex has a large sitting room with a feature fireplace and solid fuel burning cast iron stove, window to front aspect and a beamed ceiling. The large kitchen area has wall and base units, electric cooker, a storage cupboard, and utility room. Also, on the ground floor there is a modern bathroom with a shower over bath. On the first floor there are two good size bedrooms and loft storage space.

Outside:

Malson Farm is set in 9.410 acres of land which surrounds the property in a rectangle with large hedges on the boundaries of the land. To the front of the property there is a good size courtyard which offers plenty of off road parking.
A Barn previously part of the farmstead has been sympathetically converted into a seperate dwelling not included in the sale overlooking the courtyard to the front of the property.

Outbuildings:

There are multiple outbuildings at the property comprising of:
A traditional stone barn adjoining the aforementioned separate residential unit, generous size with two floors. Conversion potential subject to planning permission.
