Wenderton Lane, Wingham, Canterbury, CT3
Be amazed at the sheer size and presentation of this property, a unique and wonderful opportunity to acquire a home that has so many special features located in the popular village of River
This is a huge property that is completely unique. Built by the current owners and completed 12 years ago, who have thought of everything that could possibly be required, built to their own specifications and to a very high standard. Rarely does a property with these proportions come available, with over 6,000 square feet, there is plenty of room for a large family or just a household that likes to entertain, this is a truly special property which you do not have to leave!
Built over four floors, one floor is a complete self contained living space, another floor houses the games room, entertainment bar, swimming pool, gym, sauna and steam room. The main living space has three reception rooms, study, plus kitchen areas and on the bedroom floor there are five bedrooms all with en suites, and throughout the property in total I counted 10 toilets!
Hidden down the end of the private unadopted road, drive through the brick pillared entrance to the spacious drive which has parked 10 cars before! And that is without the double garage with electric up and over door, with heat and lighting.
Once you enter in the property, firstly there is a small enclosed porch area, and once you enter into the spacious hallway through the oak and glass doors, you realise how large this property is going to be, built over four floors, the vast oak staircase, goes both up and down to the other floors, and yet the owners have managed to combine this with a warm cosy feel, in all of the living and bedroom areas.
On this level with the entrance hall is a cloakroom, a reception area which is currently being used as a large study, with door to a side patio area. The main lounge has another set of patio doors leading out to another seating area and a decorative brick built fireplace and beam.
The bespoke kitchen has a central island, flagstone tiled flooring, fitted oak units, Belfast sink and oak worksurfaces. There is an integrated fridge, dishwasher and a freezer plus a Rangemaster double oven with gas hob. A stand alone walk in larder room, also with electricity is right next to the kitchen and then onto one of two utility rooms, this being the smaller with worksurfaces and sink, but the main laundry/utility area is down the stairs in this area. There is the formal dining room, with patio doors to the garden and another living room with window seat. Finally there is a sun room, with underfloor heating this is the perfect place to read and enjoy those chilly sunny days
On the first floor the landing is a galleried area with a great view downwards to the arched window. There are five bedrooms, each one with an en suite. The main bedroom with double aspect windows has a large walk in dressing room, a secret shoe cupboard and a large en suite bathroom. The guest room and bedroom also have a walk in wardrobe and large en suite bathroom. There are a further two bedrooms, both with en suite shower rooms.
Downstairs in the lower ground floor is a fantastic area, which can be used in a variety of different ways. Firstly, there is a large storage cupboard, wine area and wc. The current set up is there is a gym, with wooden floors, and walled mirrors. Then there is an entertaining room, which could also make a great games room or cinema room. Leading to the bar area, all set up ready for the host to pour the drinks, bar stools included!
Double doors open and you step down to the beautiful swimming pool area, with a jacuzzi shower, brand new hot tub, swimming pool which is approximately 5ft in depth. A steam room, sauna and operations room. The great thing is all of this is new and has never been used. To finish this area, it just needs a filtration unit to be installed and the whole area is ready to use for the first time!
On the second floor there is a large self-contained apartment, which could of course be adapted to provide more bedrooms. It currently consists of a large reception area and kitchenette with sink, fridge and cooker. This space also has a dining table and chairs. A bedroom and bathroom finish off this area, and there is a second bedroom or study.
The property has underfloor heating throughout the ground floor and all of the basement apart from the pool area. Upstairs is gas central heating serviced by two boilers that were installed this year. There is also a large water softener. There is ample storage throughout the property.
Outside each side of the property is flanked by a different area of garden, whether it is overseeing the village of River from this high vantage point at the front of the property, or from the rear area that has been planned to make a seating area with built up and planted banks, or from the double doors that lead to the main seating areas, one for the sun and one for the shade complete with a small water feature. In the main garden you have complete privacy being fully enclosed, from the seating areas you walk over the brick built bridge, with a small pond each side with a small waterfall and lights under the bridge, onto the lawned area. There is a path running throughout leading to the rear of the garden, which the owners call their holiday bench, a place they enjoy the last of the summer sun with a glass of something before the sun goes down. Being up high, you are not overlooked, and there are plenty of mature trees to enjoy, and flanked by the railway line above, which is the Kearsney to Dover line, and a steep and long bank to the front, you have a sense of seclusion too. At the end of the garden is a gate, which is ideal if you want to pop to the local co-op in the village of River below.
