Moorhayes Park is a popular area of Tiverton with a mix of architectural house styles and sizes. Designed in sympathy with its surroundings with large open spaces and a rural feel enhanced by the preservation of historic oak trees.
The property is located within a quiet residential cul-de-sac. To the front of the property is a garden laid to lawn with a path leading to the front door as well as allocated off road parking for two cars to the right of the property.
There is a bright welcoming entrance hall with a kitchen to the left-hand side, fitted with numerous base and wall units and appliances including hob and extractor and ample room for a free standing fridge freezer and plumbing and space for a washing machine. The good-sized sitting room has a sliding patio door giving access to the graveled, low maintenance, private rear garden.
Upstairs you have two good sized bedrooms, and the family bathroom. Both bedrooms are of a good size and have space for wardrobes and a window to the rear aspect. There is a storage cupboard in the second bedroom. The family bathroom has a wash hand basin WC and shower over the bath.
The rear graveled garden is fully enclosed, easy to maintain and private. There are two allocated parking spaces at the front of the property.
UTILITIES: Mains electric & gas, water & sewerage charges, telecoms services and TV licence are not included in the rent.

Holding Deposit: 1 Weeks Rent
The purpose of a holding deposit is to enable both the Landlord and the Applicant to demonstrate their commitment to entering into a tenancy agreement on the terms agreed in this document, subject to the references being acceptable and verified. Nothing in this agreement requires the Landlord, Winkworth, or the Applicant to enter into a tenancy and all tenancies are subject to contract. By making this payment both parties are creating a contract about the holding deposit, but they are not entering into a tenancy at this point.
The holding deposit will be a sum equivalent to 1 week of rent for the requested property, which is calculated based on the proposed rent stated on page one of this agreement. As an Applicant for a property you should understand that where you make this commitment and then subsequently decide not to proceed with our tenancy, perhaps because you have applied for more than one property, you risk forfeiting part or all of your holding deposit. You should refer to our Refund Terms for more information.
DEPOSIT: 5 weeks rent
