Time for celebration!

New Year is a time to look to the future. But here at Winkworth, the China Desk is celebrating its successes from last year too. Two years ago, Winkworth launched its China Desk to serve the needs of buyers both in China and within the Chinese community in the UK, effectively providing them with a one-stop-shop to UK property investment. It offers everything from the initial home search, through to immigration support and ongoing property management services, which has been a great help to the many Chinese buyers that are now investing in UK property. As the Financial Times noted, ‘Asian buyers are now major players in the London property market’, which is in large part due to the recently improved trade relations between China and the UK, as well as rising property prices in China’s domestic markets making the prospect of buying overseas an attractive one. And as London has long been considered a safe-haven for capital, especially as the strength in the market has continued to grow despite economic instability over the past few years, many are looking to the city for property investment opportunities. It is easy to see why therefore, that since the launch many Chinese buyers have taken advantage of using a service that makes the buying process as simple as possible, especially as buying in a foreign country can be a daunting prospect when negotiating different laws and systems in a foreign language. And we’re pleased to say the China desk has been achieving brilliant results for its clients, and is continuing to grow. For example, 25% of enquiries the China Desk has received have led to a sale and the average house sale price achieved was £1.55m. Yet it’s not just selling houses they are good at - they have also been instructed to sell properties, such as a home in Pimlico that was on the market for £3.2million. As well as this, they’ve been helping lots of people find homes to rent throughout the UK, especially students looking for a home in London. So if you are a Chinese buyer looking for a UK property, the benefits of the China Desk are clear. They will help you find your ideal home and make it a simple and stress-free as possible while doing so. However, there are many benefits for those selling their property too, which may not be so obvious. By having a service like the China Desk, Winkworth are able to connect you to many buyers you may not otherwise have has a chance to access – the large number of Chinese buyers looking every day to find a property. And of course, the greater the number of buyers, the greater chance of not only getting an offer on your property but also more chance of getting an offer you want to accept. Especially as Chinese buyers are expected to invest millions, if not billions in the housing market this year alone. And there’s ways we can make sure your property gets noticed by these buyers, as the China Desk has a dedicated Mandarin website that has a selection of properties that are likely to be of interest to Chinese buyers. As well as this, last year the China Desk attended the Shanghai Estate Exhibition as the only agent promoting UK property and they are planning on going again this year. Lexi Guo, China Desk assistant, explains, ‘There are lots of locations that are popular with Chinese buyers throughout the UK and of course London, such as Kensington, Fulham, Weybridge and Putney. Areas like Canary Wharf and Ealing are also on their radar as there is excellent transport links, especially with the building of Crossrail, which is important not only while they are using the property but also for a potentially good return on their investment. New build apartments are always of interest as they are easy to maintain, which is important for second home owners. These properties are also familiar to Chinese buyers from areas such as Hong Kong and Shanghai, who are used to skyscrapers filling the skylines of the city. However, there many buyers also seeking houses, especially when they are looking to relocate to the UK as they look for a good life-style and areas near good schools for their families. We expect to see an increase in Chinese buyers in 2014 and anticipate that we will be helping many find a home using Winkworth’s extensive network throughout the UK, as well as our excellent contacts in the industry.’ So as you can see, 2014 and the year of the horse looks set to bring more success to the team and there are lots of exciting developments due to take place, so make sure you keep an eye out for news throughout the year. And from the China Desk and everyone at Winkworth, we wish you a happy New Year!   If you are interested in the China Desk service or for more information please visit http://www.winkworth.co.uk/our-services/china-desk or contact the team on 020 7355 0286 / china@winkworth.com.
