Summer holidays - to sell now or later?

Many owners decide to hold back on their marketing until September as 'buyers are all away'. This can be a missed opportunity! Whilst undoubtedly many people are enjoying their well earned break, the summer period offers a great chance to get the best price from a market with few 'new' homes competingfor attention. Sites like Rightmove 'push' bulletins of new houses to buyers daily,and in the busy periods of May and June buyers can be swamped with 15 or 20 new properties daily in their range. After a week they simply give up looking at their inbox. July and August allows an opportunity for the beautifully presented property (preferably with our professional photography!) to achieve far more precise, distinctive marketing and amuch higher profile with fewer competing houses for buyers to choose from!After all, we only want one buyer and we still sell dozens of properties to serious, committed buyers inthe Summer months. Indeed, 'casual' enquiries dry up leaving us with a lovely 'core' of serious &active buyers who'll still drop everything to view when we call. Put bluntly - instead of twenty five casual viewers we'll find five - but two of them will want to offer. And, of course, summer prices are always higher than autumn and winter so sometimes the shrewd thing to do is market - now!
