Spring is in the Air!
Spring, is in the air! This is a subject much loved by property journalists and their editors with cliché ridden column inches to fill. So with one eye on the seasonal theme I will try and tell you where we are now and where we are likely to be when the daffodils and bunny rabbitsare gone. We have now sold or have under offereverything on our books that was listed with us last year or in January and February this year. Market forces are still dictating prices but there is an element of agents driving this to a certain extent to gain instructions. We stand by our principles when advising clients about the current market value andthere is no doubt that we have missed a few instructions by doing so. Day or night, sun or rain, it is still the same flat we are selling but the longer daylight hours and the odd glimpse of the Sundoes wonders for the collective endorphin levels of the good folk of central London. I am not sure if it is actually simpler to sell in the spring, or if it just feels easier. Maybe buyers and sellers feel less combative and the milk of human kindness wells along withall the other positive signs of the start of spring and the end of winter. What is true at the current time is that if a property is correctly priced it will sell well to the right buyer. Itmay well exceed its asking price if competitive bids can befound. Pitching the price too high means that you will lose viewings and either wait some time for the market to catch up with your price or reduce to a more sensible level and risk looking desperate to sell. The market looks and feels good at the moment and if the underpinning and driving factors within the market remain in place, we can look forward to more of the same.
