Salisbury vs Shepherds Bush: A tale of two markets

In our latest house price comparison piece we compare Salisbury and Shepherds Bush, and look at what both a million pounds and half a million pounds, will get you in these very different country and city locations.


On the face of it, Salisbury and Shepherd’s Bush have very little in common. In 2019 the Sunday Times named Salisbury as the UK’s best place to live, taking into account its attractiveness as well as factors including schools, air quality and house prices. Shepherd’s Bush, on the other hand, is unlikely to win awards for air quality, but W12 is also an excellent place to live for public transport, housing stock and access to good schools.

What does a million get you in these areas?

In the Salisbury region of Fordingbridge (part of the Cranborne Chase Area of Outstanding Beauty) this dreamy Grade II listed five bedroom thatched cottage has just gone under offer. Listed at £1.25m, the house dates back to the 17th century and has been extensively renovated to create an impressive family home with lots of original features. The vast garden is a selling point; it comes with its own orchard of fruit trees and a south-westerly facing sunny terrace. This house offers space, beauty and history – and it’s well located for the village pub and primary school too.

In urban Shepherd’s Bush, £1.25m won’t get you an orchard or a thatched roof – but it might get you five bedrooms. This terraced house in Vespan Road W12 has five bedrooms and two bathrooms – thanks to a loft conversion – and a small patio garden. It’s close to the highly coveted St Stephen’s Primary School and the shops of Askew Road.

For more space, you’ll need a bigger budget – and this substantial house in Ormiston Grove W12 has enormous potential, though comes with a heftier price tag of £2m and needs quite a lot of modernising. Unextended it spans almost 200 sqm with four bedrooms, and further space could be added with a full renovation.
