Landlords choose north London letting agents ahead of online agencies

There is much debate about the future of property, especially whether online agencies will signal the end for traditional high street agents. However, a new set of survey results will put the minds of all north London lettings agents at rest. The Property Academy's Landlord and Tenant Survey 2014 is designed to provide information and insights into the lettings industry from a client's perspective, and the results have revealed some interesting thoughts among property investors. When it comes to landlords with flats and houses to rent in north London, having a physical letting agent in the area is of paramount importance. When asked what the main influencers were when choosing a letting agent, 45% of landlords said an agent's office location was most important - gaining the most votes by some way. Indicatively, 44% of landlords questioned said they visit the agents' office prior to a property valuation. Here at Winkworth we are not surprised by the survey's findings. We never forget that a buy-to-let property is a source of income and investment for our landlord clients. With thousands of pounds represented as bricks and mortar, investors prefer to deal face-to-face with a local property expert. It's not hard to believe only 7% of landlords would choose an online agent over a high street one. The survey also showed that regular contact was an essential part of a landlord's agent decision, as well as local knowledge and trust. At Winkworth's 18 north London branches we are well embedded in the local community and strive to uphold our excellent market reputation. Our landlord clients can pop in any time and discuss their tenant and property issues - it's why we have so many offices in north London. An online agent is just that - a virtual presence in a centralised location that could be at the other end of the country. Both our landlords and tenants like the fact they're only ever a few minutes away from a Winkworth office staffed by property managers who knows the area inside out. If you are thinking of investing in a buy-to-let property or are a landlord with houses or flats to rent in north London, Winkworth can offer you a tailor-made property management service steered by staff that live and work in the local area. As north London letting agents, we can help with: Rent collection Property inspections Tenancy renewals Property maintenance Tenant point-of-contact Lease administration Landlord obligation, legislative and regulation updates Contact us today and speak with one of Winkworth's lettings experts.
