Spring market comment: Northampton


Geoff Morgan, franchisee of Winkworth Northampton Estate Agents, gives an update on the local market:


“It seems that everything is coming early this year.  The first Cadburys cream egg was spotted on Boxing day, closely followed by Valentines cards, and hardly into the new year before the reassuring sight of bikinis on display (in shops!).  Kids will have only just broken up for the summer holidays and the supermarkets will be advertising their ‘Back to School ‘offers.


And so it is with the property market. Traditionally Spring sees a kick start to the process of selling and buying houses, but for 2011 that process actually started back in January. The activity level through Winkworth Northampton in terms of instructions, enquiries, viewings and sales was up by a significant factor, and it is clear that a number of reasons have caused this to happen.


Inertia prevailed in 2010 as vendors stayed put waiting for the election; budget; HIPS removal; summer hols; public sector employment news; Christmas!


Interest rates can now only go in one direction, and will most likely move twice in the coming year.


House prices (in general) are unlikely to fall much further – but equally will not start to inflate


Rentals will continue to grow (as an overall percentage of the housing market) as buyers continue to struggle to secure mortgages, or raise adequate deposits


Mortgage products and offers are gradually reappearing, stimulating demand and buyer interest.


In short, there is a ‘window of opportunity’ over the next few months to sell your home and make the next move in the property market, and the challenge is simply how to choose the agent best suited to do that for you.  If it’s ‘cheesy’ offers, ridiculous fees or over-valuations that attract you – stop reading now!


Your home is your most valuable asset by far, so what you really need is an experienced agent that not only understands the local market, but has the benefit of strong London connections from where many enquiries are generated”.

    There are so many conflicting reports, it’s hard to know what exactly is happening. Nationwide issued a report that says property has decreased on average by 11% across the UK in the past year. Some areas such as Birmingham, have experienced price crashes, so it’s really hard to determine what is going on, and surely it can only get worse as the economic climate remains uncertain and families are squeezed more than ever.

    Hello Fleur. Many thanks for the comments. Really is difficult to choose which particular ‘expert’ to believe, when their opinions seem to vary so much. We endeavour to stick to the facts when trying to help our clients, and so factor in the reduced level of new build starts over the past couple of years, the record low interest rates, and the fact (?) that house prices really are unlikely to drop much further, and will definitely recover – just a matter of when! As you well know, people move either because they have to or they want to. Those making a free choice do so as they understand that interest rates and house prices can ultimately only go in one direction.

    At Winkworth we see our role as providing clients with the most accurate and honest market appraisal, and then helping them to maximise this current opportunity. With some positivity from everyone associatd with the business, we can hopefully encourage mobility in the housing market, which must be to the benefit of all concerned.
